These Terms of Service ("Terms") govern your access to and use of this website (the "Site") operated by Kailash Chander, REALTOR® · Compass, California DRE #02346377, in association with Compass Real Estate. By accessing or using the Site you agree to these Terms. If you do not agree, do not use the Site.
1. California real-estate licensing disclosure
Real-estate brokerage services described on this Site are provided by Kailash Chander, a licensed California real-estate salesperson/REALTOR®, DRE #02346377, in association with Compass Real Estate. All real-estate activity is conducted under and through Compass Real Estate as required by the California Department of Real Estate (DRE), and is subject to the California Business and Professions Code, including Sections 10140.6 and 10235, and DRE Regulation 2773 governing licensee advertising and solicitation materials.
You may verify license status with the California DRE at dre.ca.gov.
2. No agency relationship from website use
Use of the Site, including submitting a contact or lead form, requesting information, or using the mortgage calculator, does not create a real-estate agency, broker–client, fiduciary, employment, or other professional relationship between you and Kailash Chander or Compass Real Estate. An agency relationship is created only upon execution of a written representation agreement (such as a Buyer Representation Agreement or Listing Agreement) as required by California law.
3. Informational purposes; no professional advice
All content on the Site — including market commentary, property descriptions, mortgage calculations, investment scenarios, and neighborhood information — is provided for general informational purposes only. It does not constitute legal, tax, financial, investment, insurance, appraisal, or lending advice. You should consult a qualified attorney, CPA, financial advisor, lender, and licensed inspector regarding your specific situation before making any real-estate decision.
4. Property information and accuracy
Property listings, square footage, lot size, bedroom/bath counts, school assignments, HOA fees, tax amounts, permits, and historical sale data are obtained from third-party sources including the MLS, public records, county assessor data, and sellers. Such information is deemed reliable but is not guaranteed and should be independently verified by the buyer through inspections, surveys, and written confirmation prior to any offer or close of escrow. Listings shown may no longer be available. Photographs and renderings may be representative and not of the exact property or condition.
5. Past performance disclaimer
References to past transactions, sale prices, days on market, list-to-sale ratios, returns, or representative outcomes are historical and do not guarantee future results. Real-estate values are affected by market conditions, interest rates, location, and many other factors outside of Kailash Chander's control.
6. Mortgage calculator disclaimer
The mortgage calculator and any payment, affordability, or investment scenarios shown on the Site are estimates for illustrative purposes only. They do not constitute a loan offer, pre-approval, commitment to lend, or quote of rate or terms. Actual loan terms, interest rates, taxes, insurance, HOA dues, PMI, and closing costs will vary and must be confirmed by a licensed lender. Kailash Chander is not a mortgage lender or mortgage broker.

Real-estate services are offered only in California where Kailash Chander is licensed. Information on the Site is not an offer to provide brokerage services in any jurisdiction where Kailash Chander or Compass Real Estate is not licensed.
9. Electronic communications and TCPA consent
By submitting the lead form or providing your phone number or email, you consent to receive responses from Kailash Chander by phone, SMS/text, and email regarding your inquiry. Message and data rates may apply. Reply "STOP" to opt out of texts or email kailash.chander@compass.com to be removed from email follow-up. Submitting an inquiry is not a condition of any purchase or service.
10. Intellectual property
All Site content — text, graphics, logos, photographs, and code — is owned by Kailash Chander or its licensors and is protected by U.S. and international copyright and trademark law. "REALTOR®" is a registered collective membership mark of the National Association of REALTORS®. "Compass" and related marks are property of their respective owners. You may not copy, reproduce, scrape, or republish Site content without prior written permission, except for personal, non-commercial use.
11. Third-party links
The Site may link to third-party websites for convenience. Kailash Chander does not control and is not responsible for the content, accuracy, or practices of third-party sites.
12. Prohibited use
You agree not to:
- Submit false, misleading, or fraudulent information through any form.
- Use automated means (bots, scrapers) to access or harvest data.
- Attempt to gain unauthorized access to the admin area or backend.
- Interfere with the operation or security of the Site.
- Use the Site for any unlawful purpose or in violation of these Terms.
13. Disclaimers
THE SITE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT. KAILASH CHANDER DOES NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
14. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, KAILASH CHANDER AND COMPASS REAL ESTATE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF, OR INABILITY TO USE, THE SITE OR ANY CONTENT, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. Nothing in these Terms limits liability that cannot be limited under California law.
15. Indemnification
You agree to indemnify and hold Kailash Chander and Compass Real Estate harmless from any claim, loss, or expense (including reasonable attorneys' fees) arising out of your misuse of the Site or violation of these Terms.
16. Governing law and venue
These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. You agree that any dispute arising out of or related to the Site or these Terms will be brought exclusively in the state or federal courts located in California, and you consent to personal jurisdiction there.
17. Changes to these Terms
We may update these Terms from time to time. The "Last updated" date above reflects the most recent revision. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
